Housing Market Guide

DAFT-friendly housing strategy for the Dutch rental market.

Housing is often the hardest practical part of moving to the Netherlands. This guide focuses on strategy, proof packs, registration reality, scam avoidance, and a weekly workflow.

1

Pick a strategy instead of improvising.

Choose the housing approach that fits your timing, budget, risk tolerance, and need for registration.

StrategyBest forTradeoffs
Temporary housing firstArriving without a long-term lease; scouting neighbourhoods.More expensive; may not be registerable; can create mail friction.
Long-term rental firstPeople who want stability fast and can compete.Competitive; requires fast responses and a strong proof pack.
Less competitive areaBudget-sensitive or timeline-sensitive movers.Commute/social tradeoffs; still verify registration realities.
2

Build a rental proof pack.

Landlords and agents often want to see that you are low risk and able to pay reliably. As a DAFT entrepreneur, your proof pack may look different from an employee pack.

  • Passport or privacy-safe ID copy.
  • Short “who I am” summary and intended move-in date.
  • Proof of funds and buffer.
  • KvK or business evidence if already available.
  • Contracts, invoices, or rental references where helpful.
3

Treat registration as a requirement.

Not every address is equally registerable. If you need BRP/BSN, treat registration and mail reliability as core criteria, not bonuses.

  • Ask whether registration is possible at the address.
  • Document the answer if possible.
  • Build a mail strategy if housing is temporary or uncertain.
4

Protect yourself from scams and contract pressure.

Never send money to a stranger without verifying the situation. Be cautious with pressure, unusual payment methods, and “too good to be true” listings.

  • Keep everything in writing.
  • Store contracts, emails, payment proofs, and screenshots.
  • Get help if you do not understand a contract.
5

Use a weekly housing workflow.

Speed matters, but random speed creates chaos. Use a repeatable search rhythm.

  1. Pick search radius and non-negotiables.
  2. Set alerts and check multiple times per day.
  3. Reply fast with your proof pack.
  4. Track listing → contacted → viewing → offered → rejected.
  5. Follow up after viewings with your move-in date and proof pack.

Viewing checklist

  • Noise, light, and neighbourhood rhythm.
  • Damp, mould, ventilation, and window quality.
  • Heating type and energy label.
  • Internet feasibility and building details.
  • Move-in photos and damage evidence.

Move-in admin

  1. Take meter readings and photos.
  2. Set up utilities and internet.
  3. Store the signed contract and payment proofs.
  4. Add notice periods and key dates to your calendar.
